In answer to your question, for many years its been hard to buy VA here in San Diego. That was for two reasons:
First, VA loans cost the seller about $3,000 in extra fees. So when homesellers were all getting multiple offers, asking for VA financing usually meant your offer was rejected.
Secondly, VA loan limits have been too low to purchase most homes in San Diego.
Now with sellers more motivated, prices softer, and zero-down VA loans up to $417,000 (higher if you put $$ down), you should be able to use your VA loan.
