Id be happy to, but
By themselves, comps (sold homes comparable to yours) arent enough to correctly determine your home value. They need objective interpretation and adjustments.
I cant tell you how many of my clients only used neighborhood sales prices to get an idea of their homes value.
When I say prices ONLY, I mean they didnt know, didnt adjust correctly for, or flat-out ignored:
– location
– home size
– usable lot size
– # of bedrooms
– # of baths
– floorplan
– view
– garage
– condition, curb appeal, design, interior appeal
– changes in the market over time
– etc.
If youre selling your home, knowing the correct value and optimum list price is critical. Dont do it on your own unless youre merely curious.
