When I represent someone selling a home or other property, unless they really gave the store away on the price, I recommend they be open to making some sensible repairs.
As my fabulous assistant Gloria of 13 years says, A new buyer means a new list.
Meaning, if you lose a buyer because you wont make reasonable needed repairs, the next buyer is likely going to present you with their list of requested repairs. So you might as well deal with it now and agree to some repairs with the buyer you have.
