That used to be a simple question with a simple answer. But now, even if youre just asking about todays fixed rate, you have to answer these questions:
1. Fixed for 3,5,7,10,15, or 30 years?
2. Interest only or amortized?
3. Amortized for 15 or 30 years?
4. No doc or full doc?
5. Conforming or jumbo
6. The rate to close today or if you lock in?
7. How long do you need to lock in: 15, 30, 45, or 60 days?
8. How many points: 0, .5, 1, 1.5, 2, more?
9. Whats your FICO score?
