First, lets get the words right. You want help with CLOSING costs, not just escrow costs.
In April, I represented a homeseller and got an offer where the agent wrote seller to pay buyers escrow costs. After everyone agreed, the sale fell apart when we found out she meant closing costs, not escrow costs.
Heres how you want to say it:
Seller to credit buyer $10,000 for recurring and non-recurring closing costs.
Or
Seller to credit buyer 3% of the purchase price towards buyers closing costs.
