Sorry, but practically speaking, your friend is wrong.
You theoretically could draw up a contract giving you such a right. But even a semi-competent agent would advise their client against it, and no intelligent homebuyer would sign it.
It’s generally accepted that homebuyers should have a 7-17 day contingency period to inspect because they should be able to find out the condition of a home they’re potentially buying.
But your friend’s proposal would generally have an ice cube’s chance on a sunny San Diego day of being accepted.
