“I’ve heard that when your home is for sale, you should leave when buyers see it. But I want to be there so I know what people think and make sure the agent tells them what they should know about my home. What do you think?”
Answer:
You sound like what agents call “the helpful seller” — a euphemism for owners who lead the agent and prospective buyer on a narrated home tour against their will.
Homebuyers don’t like someone leading them to see the new water heater when they really want to see the floorplan, view, or masterbath.
Further, it’s hard for prospective buyers to picture themselves living in your home if you keep staying in their picture!
So go shopping or take a walk when your home is shown. If you can’t leave, let them do their thing and don’t volunteer info or opinion. For the things you absolutely must have buyers know about your home, ask your agent to put them on the flyer.
