The politically correct answer is that, with our water shortage, you should put in a rock lawn. I’ve even heard people say (incorrectly) that a low-water rock yard is a big selling point. And indeed it may be, but only to a small % of homebuyers.
The reality is that people buy on emotion. And to most people a big beautiful green lawn just looks better and evokes positive associations and memories.
So, if you want to do the right thing, put in rock. If you want to sell your home faster and for more money, put in grass.
