“Hi Gary…I checked on Zillow and see my San Diego property is estimated at 691K, but it looks like the values listed on this site are quite high. I was thinking low 600’s. What would you estimate for the property as is?”
Answer:
We’re on the same page. Zillow does tend to be high.
In fact, I haven’t found any online home valuation websites out there to be anywhere near accurate. And the bias definitely is towards over-pricing.
Unfortunately, many homeowners using such sites as a starting point or a “check” against what their Realtor tells them. The result is a lot of disappointed people.
So while I shouldn’t tell you not to look at such sites, just remember when you do that they should be labeled, “For entertainment purposes only.”
