It depends on the occupants. In particular, how they keep the home and how cooperative they are.
A well-kept home with beautiful furniture is a real plus. But a messy home with dated or ugly furniture is better off vacant.
And a cooperative tenant who allows a lockbox and is flexible with having the home shown is fine. But an inflexible tenant who limits showings can make a home much harder to sell.
Putting it together, if a tenant both has the home looking good and is cooperative, it’s fine to sell with the tenant there. Otherwise, it’s best to sell it vacant.
