Even accurate statistics can be misleading. The stats you quoted were for only ten homes sold in March. This is too small a sample to draw a conclusion.
In addition, your home is much smaller than the homes referenced and, as you mentioned, it needs updating.
So, while you haven’t told me enough to know what your home is worth, I can say that you shouldn’t depend on those stats.
