“Question: I had my noisy central air conditioning at my Pacific Beach home looked at and recommendation was to get a new unit for about $3,000. You think that’s something that really should be done before house goes on market?”
Answer:
It’s a judgment call, but I recommend you do not change it now.
When the buyer for your Pacific Beach home has their inspection, they normally request a list of home repairs. Assuming the a/c is on the list, we can use that as a negotiating chip: “We agree to the large expense of a new a/c (or, better, a $3,000 credit), but not most of the other items.”
And if it doesn’t come up, then you’ll save the $3,000.
Note: You must disclose that your air conditioning unit is noisy and if it has any defects. But if the recommendation to replace was just because it’s noisy and there’s no other problem, you should not have to disclose that it “needs” replacement.
