Answer:
Hold on!
Don’t assume that because a home is vacant that the seller is motivated and will sell below market.
While that’s true in some cases, I’ve had many clients with vacant homes who were NOT desperate to sell. Some were wealthy, others had planned ahead, and still others had inherited the home and had no mortgage pressure.
My advice is not to take for granted that a vacant home means a desperate seller.
Instead, have your agent (us!) contact the seller’s agent and “poke around” for some information to see how motivated the seller is.
