Good question.
First, be sure to make your repair request during your (typically) 7- to 17-day “investigations” period.
Second, there’s no true “normal,” but repairs many people request are:
- Working smoke detector and carbon monoxide detectors, and a strap on the water heater (these are legally required and the seller cannot refuse)
- Termite / pest control (should be requested in your offer)
- Hazards, such as broken glass, dangerous wiring, etc.
- Non-functioning systems: heat, a/c, plumbing, etc.
- Roof leaks
- Structural issues, such as foundation problems
Third, consider the context. If you’re paying top dollar, you’re justified in asking for more. If you got a good deal, the seller will probably be less open to repairs.
Fourth, make a business decision, not an emotional one. In other words, this is not about you “winning.” It’s about you getting the home you want at a fair price that reflects the condition. So even if the seller won’t fix some things you want fixed, if you still want the home, buy it!
