A lot.
I suggest contacting the owner and nicely asking them if they’d be willing to do some fix-up. If they hesitate, I suggest you offer to pay for some of it.
If you don’t have the owner’s number, send a letter. Ownership is public record and can be obtained through the tax assessor. If you need help, give me a call.
