Question:
“Hi Gary, we see a sold sign on a house you have listed in Bay Park. What did it sell for?”
Answer:
Great question!
Many agents would (and do) answer such a question and tell you the price.
However, those same agents are likely damaging their client and violating their fiduciary duty to look out for that client’s best interests.
Why? Imagine…
- You list your home for $500,000
- You accept $475,000
- Your agent tells people you accepted $475,000
- Your sale cancels and your home goes back on the market
- A new potential buyer knows you accepted $475,000
- The odds of you getting OVER $475,000 dropped dramatically
In that scenario, how mad are you at your agent?
Very. And you should be.
And you also have a potential legal action against him/her for violating their fiduciary duty to you.
