I always advise my seller-clients against that. Too much risk in case the sale doesn’t close. But since that’s not what you’re asking me…
Here’s what I suggest you do:
- Include your preapproval letter and proof of funds with your offer (basic)
- Offer to release part of your deposit to the seller to act as a security deposit
- Offer to pay them the going rate of rent
- Agree not to alter the property in any way until closing
- Cross your fingers and hope they agree!
