Answer:
The timing for your question couldn’t be better.
I just sold one of my client’s homes. The range/oven was mentioned as included and the refrigerator was not. The buyer didn’t request either in his offer.
However, a week into escrow the buyer’s agent insisted that the fridge and stove WERE included.
We directed him to the contract and he still wasn’t convinced. So we asked him to actually READ the contract, which states:
“NOTE TO BUYER AND SELLER: Items listed as included or excluded in the MLS, flyers or marketing materials are not included in the purchase price or excluded from the sale unless specified in 8B or C [the appropriate blanks in the contract].”
In other words, if you want appliances or any personal property to be included, you must put it in your offer.
