Question:
“My property manager is licensed, so we’re going to go ahead and list our rental with her and…”
Answer:
Hey, did you hear the news about the Chargers?!
This season quarterback Philip Rivers and tight end Antonio Gates are going to swap positions. Gates at QB and Rivers playing tight end. No big deal. They’re both football players, right?
That’s only a little crazier than having a regular “selling” real estate agent manage your property. Or having a property manager sell your property.
Yes, both occupations require a real estate license. But that’s where the similarity ends. Managing and selling real estate require two entirely different skill sets:
- Managers screen tenants, collect rents, deal with repairs, handle evictions, etc.
- “Selling” agents determine home values, suggest fix-ups to increase a home’s value, market homes, negotiate, handle contracts, manage transactions, etc.
Did you notice that they are two completely different jobs? Just like a quarterback and a tight end.
In fact, when I see a property manager selling a property, I pity the owner because they’re probably about to lose a lot of money, have unknown problems with their sale, and leave themselves open to much more liability.
So whether you hire me or another full time “selling” agent, take my advice and don’t hire a property manager to do a regular real estate agent’s job.
