Question:
“I got two letters today. One was from someone saying they wanted to buy my rental condo. Another was from an agent saying he has someone who wants to buy my home. Do you think these are for real?”
Answer:
Yes and no.
Almost all letters saying someone (or some group) wants to buy your home or other property are mass mailers, even if they look personalized.
The good news is they would love to buy your property.
The bad news is they want you to “give” your property away, hoping you’re out of touch with the value and will sell for a song. (Before you consider such an offer, contact me to find out what your home/property is actually worth.)
As to letters from agents, some are 100% for real. But most are either bogus or misleading.
Bogus: The agent simply does not have a buyer at all. This is flat out false advertising and unethical.
Misleading: The agent HAS a buyer for your neighborhood, but not for your specific home. The agent is mailing to a large number of homes, many of which the buyer does not want. So the agent figures either they get lucky and the buyer likes the home, OR they get lucky and finds someone who wants to sell and they hope to land them as a client.
Bottom line, if you get such a letter, be very careful. Or just throw it away.
