Question:
“Do you recommend we offer a home warranty when we sell our home?”
Answer:
[Background: A home warranty is an insurance policy that covers certain things that can go wrong with the systems of a home, and can also include the roof, appliances, pool, etc.]“Ooh honey, I’m excited to see THAT house because it has a home warranty!”
…Those are words that have probably never been uttered by a homebuyer.
Psychologists and marketers say that people buy homes (and everything else) based on emotion and justify with logic.
The emotional appeal of a home warranty (if there is one) pales in comparison to a white picket fence, remodeled kitchen, or big backyard.
So I’d say it’s pretty far down the list of things that will entice a homebuyer to see or buy your home.
But do be prepared: Once a buyer does get excited about your home and makes you an offer, there’s a good chance they’ll ask you to pay for a home warranty.
