That would be a very short list. As in VERY short. I’d estimate that 99.9% of condos have HOA fees.
The rare exception would be a 2-4 unit property converted to condos w/o an HOA fee or perhaps a situation where someone built a 2nd dwelling and condominiumized (MS Word does not think this is a word, but it is!) the property without an HOA fee.
So your choices are:
- Narrow your search to the 1/10 of 1% of condos in San Diego County w/o HOA fees
- Accept that you’ll have to pay HOA fees and buy a condo
- Buy a house w/o HOA fees (some houses, especially those built since the ‘80s, have small HOA fees)
By the way, many people object to HOA fees because they think they’re getting no benefit and are throwing their money away.
That’s not true. HOA fees typically cover exterior and roof maintenance, gardening/landscaping, water/sewer, and amenities such as pools, tennis courts, etc. Sometimes they even cover extras like cable TV and other items.
So as you can see, you do get something in return for your HOA fees.
