Question:
“Hi Gary. I haven’t bought or sold a home in 30 years, so I don’t know the process. I just sold my mother’s home and the buyers asked me to discount the price $12,000 after they had their inspection due to electrical and roof issues. Why didn’t they do their inspection upfront instead of asking for these repairs now?”
Answer:
In an ideal world, homebuyers would inspect homes before they offered, know that they’re buying, offer accordingly, and the price agreed would be set in stone.
However, buyers don’t get inspections before they offer because they don’t want to invest the time and money (around $450) until they have the home under contract.
Otherwise, they could do all that and have someone else buy the home out from under them.
