“Hi Gary. We made an offer on a home and the inspector found a few electrical issues. We asked for them to be fixed by a licensed electrician. Then right before closing we found out the seller made the repairs himself, not a licensed electrician. He can’t do that, can he?”
Answer:
The seller agreed to more than just the repairs themselves, but also that they’d be done by a licensed electrician.
He didn’t have the right to unilaterally change the latter part.
Now that this has happened, what should you do?
As I see it, your best option is to have a licensed electrician inspect the work at the seller’s expense. If anything was not done satisfactorily, then the electrician does them correctly at the seller’s expense. This assumes the seller is agreeable.
If the seller is not cooperative, I’d say to do those items and pay the electrician. Then present the seller with the bill. If he doesn’t pay it, take him to small claims court. I’m no attorney, but it sounds like an open and shut case.
