Buying a San Diego home? Search all homes for sale
If you’re thinking about selling your home, you have probably heard a real estate agent offer you their Home Sale Guarantee. Basically, the agent will say, “We’ll sell your home guaranteed or we’ll buy it!” Is that really a good deal?
This sales technique was introduced to me many years ago. I looked into it and honestly, I could not ethically provide this offer to my clients. Why?
When most agents make the offer to buy your home, they will buy it at a very low price. Frankly, you can sell your home for a higher price than what they will offer you.
Let’s say that your home is worth $1 million. When the agent offers to buy your home, they will list off a few reasons why they can’t buy the home for $1 million and instead offer to purchase it at $850,000. That is not fair to you because you can sell your home for more.
“You can sell your home for a higher price than what the agent will give you.”
I wouldn’t call these offers a scam, exactly, but I certainly don’t recommend them. Ethically, I cannot offer the Home Sale Guarantee to my clients.
That’s my take on the Home Sale Guarantee. If you have any other questions about selling your home or about the real estate market in general, give me a call or send me an email. I would be happy to help you!
