To sell your home in our market, you need to turn it into “Brawlmart.” Allow me to explain.
Each year, whenever Black Friday rolls around, you’ll occasionally hear stories about fights breaking out in a Walmart somewhere over the last TV set on the shelf.
Of course I don’t want fights breaking out inside your house, but here’s what I’m getting at: I’ve had a lot of seller clients who, whenever they have multiple potential buyers who want to see their house on the same day, try to separate those showings throughout the day. I always tell these sellers that, in this situation, we prefer that they all came at the same time.
Why? If every potential buyer shows up to see your home the same time, they’ll see how much interest it’s generating and it will create a sense of competition among them.
“If you have multiple people interested in touring your home on the same day, schedule those showings at the same time.”
So remember—if you have several people interested in touring your home on the same day, don’t spread those showings out. If possible, schedule them at the same time and create a sense of competition among the buyers.
