Answer:
If you’re selling a small or large apartment building, often it’s marketed as, “Show with offer.”
So the investor makes an offer, a showing is arranged with the tenants, and then the buyer decides if they still want it and at the price they offered.
If you’re selling a house or condo, most buyers will be “owner-occupants,” aka people who want to live there, rather than investors. And few owner-occupant buyers would be comfortable making an offer without going inside.
Thus you’d be much better off arranging showings while the home is for sale vs. only allowing showings when you get an offer.
