Your agent is exactly the type that gives my profession a bad name!
Not only was it not okay to do, it was illegal and fraudulent. I’m no attorney, but he may have even put you at risk of being a party to his fraud.
The “Disclosure Regarding Real Estate Agency Relationships” that you and your agent both were required to sign says that your agent has an obligation to both buyer and seller of:
“A duty of honest and fair dealing and good faith.”
It’s quite clear your agent violated that. My advice is to never deal with him again. You may even want to report him to the California Department of Real Estate.
