Question:
“I see you have a home listed on XXXXX Street and heard you have a couple of offers. I’d like to make an offer and get the house. What price do I need to beat?”
Answer:
Great question!
And I’m sure many agents would give you a very specific and useful answer.
However, as the seller’s agent, I won’t answer that because I take seriously my legal “fiduciary” duty to do what’s in the seller’s best interests. (Just as I would take seriously my duty to you if I were representing you when you buy a home.)
And if I were to tell you what price you need to beat, I’d basically be telling you what price the other offers are for. And that is almost never in the seller’s best interests.
On the other hand, that’s still a great question for you to ask because you have no such fiduciary or ethical duty, and because many agents will indeed answer it for you.
But let’s go ahead and write a strong offer and see if you get the home!
