Unless otherwise agreed, the standard contract requires the seller to remove all debris. Contrary to what the agent said, it doesn’t require the home to be clean. But most sellers out of common courtesy leave a clean house for the new owner.
I suggest your friend have his agent call the seller’s agent to ask the seller to remove the debris. If that doesn’t work, take photos of the junk, have it removed, and ask the seller to pay the bill. If THAT doesn’t work, take the seller to small claims court.
Alternative view: If it’s a small bill, perhaps your friend should forget about it. There’s more to life than chasing a few bucks, even when you’re right.
