Question:
“My dad and I are looking for a house in Escondido. We found the perfect one after a couple of weeks. The list price was $515,000, and we told the Realtor to offer $450,000. She said we had nothing to lose and made the offer. But the seller rejected it and now their agent told us the seller said to go buy another house.”
Answer:
There’s no question there, but here are my comments, assuming the value was close to the 515K list price…
You and your dad got some bad advice from the agent. You DID have something to lose: the seller’s goodwill. Sellers are people too, so if you make a ridiculously low offer, you may offend them and poison future negotiations.
If you and your dad really want that house, I suggest you make another offer, but make it a REASONABLE one. This time, it IS good advice to say, “What do you have to lose?”
Good luck…
