How do you buy or sell a home in today’s market?
Let me first say I hope and pray that you, your family, and your loved ones are well, safe, and staying sane in this crazy time. So that being said, the question is, “How are we still able to sell homes in this market?”
We’re definitely not selling as many homes, that’s for sure. The market is not at all like it was 1-2 months ago, but we are still able to sell homes responsibly, carefully, while staying safe and well.
There are really two ways we’re doing that, sometimes in combination, and they are low tech ways and high tech ways.
So first with the high tech, there are things, of course, that you’re used to, you know, photographs. Those have been around a while, so definitely taking a lot of photos of the homes that we have for sale.
We’re doing video tours where we’re actually going through a house and taking beautiful video footage of the home and walking through so that potential home buyers can feel like they’re walking through the home.
We’re also doing FaceTime or Zoom tours where the agent will walk through the home with the potential buyer not there, but over video, and the home buyer can say, “Hey, let’s go in that bedroom.” “Open the closet and let’s see how big the closet is.” “Hey, turn right and go back to the bathroom.” Whatever, they want to see.
That can also be done with the home seller. So when we have a home seller that’s not comfortable with people coming in, they can do the FaceTime or video tour.
There’s another type of tour, I’m going to call it a self-guided tour and it’s really a cross between photo and video. We have some software that is quite amazing where we can take 360 degree photos and stitch them together and people can actually walk through the home in whatever direction they want to go.
This is really relatively new technology not used very much in the real estate industry, a little bit, but we’ve adopted it and are using it.
Now for the low tech, that’s things like physically going to homes but wearing face masks, gloves, sometimes booties and keeping the six foot plus social distance.
Often times that may mean that only one or two people are in a home at a time, but definitely keeping their distance. If the home is occupied, we ask the occupant to go out of the home for their safety and everyone else’s.
