Here’s your Clairemont, San Diego real estate market update for May 2020
I’ve been getting the question a lot these days, “How’s the Clairemont real estate market?”
First, I’ll define what I’m calling Clairemont. I’m including the zip codes of 92117 and 92111. I’m excluding Linda Vista, Bay Park, and some of Bay Ho because I’m looking for Clairemont proper and not some of the lower-priced homes in Linda Vista or the higher-priced homes in Bay Park and Bay Ho.
This is an overview of single-family homes. There are 40 houses for sale and 47 pending, and pending is our term for in escrow. That’s actually really good. If you had asked me, or probably most people, how real estate would be doing two months into this pandemic, I don’t think anybody would have guessed we would have more houses in escrow than for sale. It’s likewise for condos. There are 10 for sale and 11 pending, or in escrow. So, that’s outstanding.
Comparing April 15th through May 15th 2019 to 2020 sales in 2019, we had 49 sales in this period. In 2020, we’ve had 21 sales. That’s a drop of 57%. That doesn’t sound good, but I want you to look at it this way: we’re in the middle of a pandemic, and we’re still selling 43% as many homes as we were before, and I will tell you, we’d be selling more if more people had their homes for sale. The problem is not that people don’t want to buy homes, it’s that we don’t have enough to sell.
