“Last time I sold my home, the agent did a lot of open houses, but the buyer came through another agent who did not go to an open house. It was a hassle leaving on the weekends all the time. Is it important to have open houses?”

No.
Agents typically do open houses for these 4 reasons or goals:
- To meet prospective homebuyers they can sell a home to
- To show the seller they’re working to sell their home
- Because they seller asked them to do an open house
- To actually sell the house
Guess which goal is least likely to be met by an open house?
You guessed it: #4!
In my 30 years, my team has held some 1,000 open houses. And I’d bet MAYBE 30 times have we actually sold the home from the open house.
That’s a 3% success rate. Not so hot, is it? But as low as that is, it’s 1.5 times the 2% national average success rate.
Does an open house HURT the sale of your home? No.
Should you demand your agent hold your home open? No again.
Should you let your agent hold your home open if they want to? Sure, if it’s not terribly inconvenient to you.
